Please be aware if you rent room at this condo. I rented one room at bad condition, the landlord rented me with cheap price because she knew her room is in bad condition. After earthquake, there are many cracks and damages in the room. She claimed from the insurance but didn’t repair. When my contract ends, I cleaned all of the kitchen area, toilet, bathroom, refrigerator, and terrace. Door knob is already broken when I first moved. She asks many repair fees. I accept some repair and cleaning fees. But some are unreasonable. To remove dust from mirror is 230 bahts, repair area around garbage bin is already cleaned but asked 1500 baht. Door knob is already broken but asks me 590 baht. Garbage service to throw chair is 550 baht which I asked to pick up. She deducted half of the deposit fees which is 9116 baht. The room is 198/254 at 19th floor. I rented many other rooms at good condos, I only have to pay not more than 3000 baht. And air condition cleaning fees is 2000 baht while other condo usually costs 800-1000 baht. Juristic office cannot even locate from cctv who took my sprinkle water bottles. It happens and lost even 3 times. There will be a little noise from main road. I suggest you to check other good condos like Lumpini place Rama9 - Ratchada with same or cheaper price which has good Juristic management, more common spaces and good facilities and cleaning fees are reasonable.

Near major shopping centers such as Huaykwang market, The street mall, Big C and homepro, Esplanade mall, talat lotfai market, All are walking distance. Central rama9, Fortune center and Lotus supermarket and many big entertainments near by. MRT makes very easy and fast to Chinatown, Silom, Sukhumvit road and Chatujak weekend market.

Old building and layout but reasonable price.

I've been living here for over 7 months. Has purified water dispenser, nice pool and a small gym at 5th floor. Very close to 7/11 , about 500 meters to 'The Street' shopping mall, 'Big C extra' supercenter, 200 meters to Huai Khwang local market and MRT station, and easy to reach 'Rot Fai' train market. But noisy if you open the windows at 7th floor because of both street vehicles and 'Chada' hotel buses and air conditioning systems.
