Bangkok’s rental market has never been hotter. According to recent market reports, prime condominium rental rates have surged 15.9 percent year‑on‑year. This sharp increase stems from renewed expat demand following Thailand’s full reopening and limited new supply in high‑end segments. Why rents are rising

  1. Surge in expat demand. As international borders reopened, executives and digital nomads flocked back to Bangkok, pushing up demand for centrally located condos around Sukhumvit 11, Asoke and Thonglor
  2. Limited new supply. Developers slowed launches over the past three years, creating a shortage of high‑quality inventory. With fewer new units entering the market, landlords have leverage to raise rents.
  3. Location matters. Rental increases are most pronounced along the Sukhumvit corridor and near BTS/MRT stations, where convenience and lifestyle amenities attract premium tenants. In neighborhoods like Thonglor and Asoke, rents for two‑bedroom units now exceed ฿50,000 per month.


What tenants should expect

  • Tighter negotiations. Discounts of 5–10 % may still be possible for older buildings or if you commit to a long‑term lease. Partnering with a professional agent will give you access to off‑market options and leverage in negotiations.
  • Regional differences. While Sukhumvit hotspots command top dollar, emerging areas like On Nut and Bang Chak still offer good value with rents 20–30 % lower than inner Sukhumvit.
